HOA Do’s & Dont’s

Living in a condo community comes with shared responsibilities that help maintain a safe, clean, and enjoyable environment for everyone. To ensure a positive experience for all residents, please review the following Do’s and Don’ts. These guidelines are designed to promote respect, safety, and harmony throughout the property.

Do’s:

  1. Follow all condo rules and regulations outlined in the HOA guidelines.
  2. Respect quiet hours to ensure a peaceful living environment for all residents.
  3. Submit maintenance requests promptly through the designated system or contact form.
  4. Keep common areas clean and dispose of trash in designated containers. Do not leave bulk trash outside of the containers. Break down all cardboard boxes so all fit into the container.  Cardboard, glass and plastic are co-mingled in Middlesex County.
  5. Park only vehicle displaying proper decals in the lots.  Unknown vehicles are subject to towing at vehicle owner’s expense.
  6. If you change vehicles, you need another parking decal, contact MPM Property Management office.
  7. Secure all doors and gates to help maintain building safety.
  8. Notify management of any issues with neighbors or common areas.
  9. Be courteous to staff, vendors, and fellow residents.
  10. All children must be supervised when outdoors.  Obey the posted signs regarding playing ball.

Don’ts:

  1. Don’t make excessive noise, especially during quiet hours (typically 10 PM–8 AM).
  2. Don’t block hallways, entrances, or fire exits with personal items.
  3. Don’t feed wildlife or leave food outside.
  4. Don’t modify your unit interior without prior approval.
  5. Don’t ignore water leaks, pests, or safety concerns—report them right away!
  6. Don’t leave vehicles unattended in fire lanes or unauthorized spots.
  7. Don’t drive or park on the lawn.
