Selling Your Unit

Per our Association By-laws, Gramercy Gardens unit owners who wish to sell their unit must notify Midlantic Property Management (MPM) as soon as possible so all paperwork is tracked and handled promptly.

Per Middlesex Borough, all sellers must obtain a Residential Resale Certificate (RRC).  The Board of Trustees has advised MPM that no sale can take place without a current RRC on file at MPM and the questionnaire listed below.

MPM uses a service entitled Homewisedocs.com for all Gramercy Gardens sales transactions.  Homewisedocs.com provides valuable information for your realtor and you; therefore, utilizing this service will enable a smooth transition of your unit.  Owners new to an HOA must be informed of their responsibilities PRIOR to purchasing a unit at Gramercy Gardens Condos.

A Buyer’s Realtor must complete a realtor’s questionnaire and return it to MPM. This questionnaire must be received before any closing paperwork can be provided.  All buyers MUST be advised they are purchasing an HOA and must sign an HOA agreement. 

It is the responsibility of the person representing the new buyer to make certain a representative from Gramercy Gardens Condo Association is advised of the closing time and date. A condo association representative will plan to attend the closing (if feasible) to present the new owner with welcome paperwork and set an appointment with the new owner to meet with Gramercy maintenance. If a Gramercy representative is unable to attend the closing, it is the responsibility of the new buyer to contact Gramercy maintenance in 48 hours to set up a meeting to go over HOA paperwork.

Condo Sales Fact Sheet

  1. Gramercy Gardens is a Condo Association and as such the Association By-laws are the governing documents. All potential owners should understand they are purchasing a condo and are expected to follow the Association’s By-laws.
  2. Let buyers know they must live in condo they are purchasing.
  3. Association by-laws do not allow pets.
  4. Before MPM can prepare any closing documents, the following items must be submitted to MPM: A) Unit Owner form; B) Residential Resale Certificate from Middlesex Borough; C) Buyer’s Realtor Form
  5. Representatives from Gramercy Gardens maintenance and the Governing Board can and will attend closing to introduce themselves, answer questions, present guidelines to the new owner and set appointment with new owner and Gramercy Gardens maintenance for a post-sale inspection. Therefore, please supply closing date and time in advance. New owners must contact Gramercy maintenance within 48 hours to schedule an appointment if representatives were unable to attend closing.    
  6. All monies collected at closing must be submitted to MPM at time of sale or within 48 hours. New owner information will be uploaded into MPM’s system IMMEDIATELY so new owner/property is property identified in MPM system and the Condo Association’s system.
  7. NO REPAIRS/REMODEL can be done to any Unit until the above steps have been completed. ALL Owners must submit request for any changes and all changes require Board approval. Board provides inspection, answers questions and provides guidance for this process.
  8. Violations of Association By-laws can be fined per Board discretion.
