HEAT:  As of October 15, 2025, the heat was turned on in both the East and West boiler rooms.  Winter is here and we are reminding all residents to do the following to limit heat loss.  All even numbered Units need to cover the large living room air conditioner on the outside. All odd numbered Units need to cover the large living room air conditioner from the inside no later than November 15, 2025.  ALL windows should be closed when heat is on.  These simple steps will limit heat loss and make your unit warmer.  If your Unit is too warm, please contact MPM so this can be investigated.  Heat loss is costly and it is highly probable that your monthly association fees may need to be increased come Spring if cost increase significantly.  Remember, the boilers do not produce heat until the outside temperature falls below 55 degrees.  If you are experiencing “no heat”, please call MPM 732-828-7200 immediately and report the outage.  This number is answered 24/7 and insures the most efficient remedy to your situation and allows vital information to be collected and distributed to those responsible for restoring heat.  Thermostats and batteries for thermostats are the responsibility of the unit owner.   

2025/26 PARKING DECALS: If you do not have a 2025/26 parking decal for your vehicle, you will receive a notice for a decal meeting.  This will be your final chance to obtain the correct parking decal.  Vehicles without 2025/26 decals will be towed at any time.  Per our Borough Ordinance, when it snows, you cannot park your vehicles on the street.  The towing company will remove any vehicle parked in Gramercy lots which do not display the proper decal so vehicles without decals or expired decals cannot park in our lots during snow emergencies.

SNOW: In preparation for the snow season, please make certain that all items have been removed from your steps by December 15, 2025.  This includes plants, planters, seasonal decorations, etc.  The snow removal crews are not required to clear your steps if you have items standing on them.  Routine inspections of the property are made and fines can accrue if there are violations to the by-laws.

Be prepared to remove your vehicles from Gramercy lots when the snow stops and the plows arrive to plow our lots.  If you fail to move your vehicle when the plows arrive, you risk having your vehicle plowed in or towed.  As in the past, failure to move your vehicle will result in a fine plus you could lose your privilege to park on Gramercy property.  The Board was forced to take this action due to the numerous complaints from owners regarding residents who failed to move their vehicles for plows and then parked their vehicles in spots cleaned by other owners when the plows finished clearing our lots.

BATTERY CHANGES NEED TO BE MADE: This is a reminder to change the batteries in your smoke detectors and carbon monoxide detectors.  Routine inspections find several units have beeping detectors which means the batteries are low and need to be replaced.  Your beeping detectors are a hazard for all who live at Gramercy and can be extremely annoying to your neighbors.  

REPAIRS/RENOVATIONS: All questions regarding repairs/renovations to your unit, must be directed to MPM.  According to the Master Deed of the Association, you must first contact management to obtain the appropriate paperwork.  Then you need to schedule an inspection by GG maintenance to review your project and what needs to be done to your unit during the repair/remodel process.You can complete the paperwork from MPM during this inspection.  All paperwork must be submitted to MPM and approved by the Board BEFORE any work can begin.  Any units wishing to repair or renovate their kitchen and/or bathroom MUST HAVE inspection by Gramercy maintenance personnel.  Owners have had several costly leaks which could have been avoided by this inspection. Your contractors must be licensed and insured in the State of NJ to work at Gramercy.  You will incur fines if you do not follow the Associations Bylaws as they pertain to repair/remodel.  If your contractor abuses the Association’s rules and regulations or maintenance personnel, he/she can jeopardize their privilege to work at Gramercy and you could be fined. 

RRC:  Per Middlesex Borough ordinance, you must obtain a Residential Resale Certificate if you wish to sell your unit.  A copy of this document must be sent to MPM BEFORE any questions can be answered or paperwork and/or information can be provided.  No closing paperwork can be completed without this document.  The sale of your unit could be held up if you haven’t supplied a copy of this document to MPM.  To obtain a Residential Resale Certificate, contact the Construction Office in Middlesex Borough at 732-356-7400. 

MICE, ETC.: Please do not spread food items on the lawns and sidewalks for animals.  This habit attracts birds and animals, mice, rats, skunks and squirrels which Gramercy Gardens does not want. Our pest control company routinely maintains and baits traps in the crawl spaces and along the foundations in the common areasNew vent covers have been installed along the foundation of each building to prevent critters from entering the crawl spacesEach homeowner is responsible to treat their unit if mice are discovered inside.  Our pest control expert, along with maintenance will inspect and bait all attic spaces in the coming months.  You will be notified by MPM when this inspection will take place.   

DO NOT FLUSH tampons or “flushable” wipes of any kind down the toilet.  This practice is causing expensive and smelly sewer backups.  Several units have already had this unfortunate experience.  If you develop a clog, DO NOT USE CHEMICALS or attempt to snake the pipe yourself.  These items can cause damage to Gramercy Garden’s aging sewer system.  Call MPM to report a clog problem or slow drain issue as soon as detected. Recently there have been numerous backups caused by pouring cooking grease down the drains.  Cooking grease does not belong in the pipes.       

IMPROVEMENTS TO COMMON AREAS: Professional landscaping was done to the property along Route 28, along Anne Street and in the center court.  These improvements are scheduled to continue through the fall.  Property values increase when our complex looks good.  Remember, the grounds and the steps are common property therefore; individual owners cannot plant additional plants or remove any plants in these areas.  Recently, time and money have been spent making repairs to vandalism on some of our stoops.  The Board has expressed concern about the increasing vandalism damages done to the common property and will study measures to better control these expenditures.

DUMPSTERS & RECYCLE BINS:  Please take the time to read and understand the flyer on the dumpsters which were installed this spring.  It is important for you to deposit recycle in the correct receptacle.  Garbage should not be placed in recycle and visa versa.  Bins are clearly marked so there should be no mistaking what goes where. Don’t be selfish — break down the cardboard so your neighbor can add his to the bin.  If whole boxes are found in any of the bins, you will receive a fine to your HOA. PORCH LIGHTING:  Installation of the new lights has been completed; including porches and several common areas.  We are happy to report many positive comments have been received as a result of this undertaking.  Please report any outages or issues with the lights.  The lights are common property so maintenance will keep them in proper working order.

SECURITY SYSTEM STUDY:  Plans are underway to replace the old camera system with cameras that are compliant and meet today’s standards.  This requires extensive study and research to find what fits Gramercy’s current and future needs and that of the local Police department. 

COMMUNICATIONS:  A new system is available to communicate with management and maintenance.  Please take a look at www.gramercygardenscondos.com.  You will be able to find information on that site which will enable you to better understand our Condo Association Bylaws and your responsibilities as an owner at Gramercy Gardens.   Our website contains some history about Gramercy Gardens, plus current dos and don’ts, so be sure to check all the categories.  You will find answers to many common questions and you can contact both MPM and maintenance via the web site for routine items.  Maintenance and a representative from the Board tries to visit all new owners to welcome them to Gramercy Gardens and provide a handbook for common questions.  Any questions regarding HOA payments, etc., go directly to Kathy at MPM at (732) 828-7200.     

CENSUS 2026 – Beginning in March, you will receive your 2026 Census form to complete and return prior to March 15, 2025.  This form is required per the Associations By-laws and helps management plan for necessary repairs, replacements, etc.  Completion of Census forms is the first step in obtaining your 2026/27 parking decal.

Maintenance does not live at Gramercy and is not on site 24/7 so be aware non-emergency items can wait until the next business day.  You, the homeowner, can prevent a more costly repair if you take the time to report what you see and hear. Please be proactive — if you see something, say something.
