Dear Homeowner:

Gramercy Gardens has our own web site!  It has been designed to answer many questions and help you contact Kathy at Midlantic Property Management and Gramercy maintenance for all routine inspections and questions. Check it out, we are sure you will find it informative and helpful.  Let us hear your feedback so we can make the website a great tool for our community.

Summer is just around the corner and everyone wants to enjoy the nice weather.  Please be a good neighbor and help one another make sure the steps are safe to walk. They should not be cluttered with plants, toys, bicycles or any other trip hazard. Routine inspections will be conducted to ensure all common areas are safe. Items that do not belong on the steps, sidewalks, grass and common areas will be discarded. 

If you wish to park your vehicle on Gramercy property 2025 MVR forms must be completed and returned to MPM. Only 3 decal meetings are scheduled for 2025 and will begin in May and conclude prior to July 1, 2025. Vehicles parked in Gramercy lots without proper decals will be towed 24/7.

Remember, your children are your responsibility. Children should not be permitted to play or ride their bicycles, skateboards, etc. in the parking lots or in driveways. All children can play in the center court or in front of the units where their parents reside providing there is an adult supervising the activity. Your children should not be permitted to play in or stand on top of the walk downs in the center of each building.  If such activity occurs it will be noted and reported to the Police. Children are not permitted to kick balls toward the buildings; nor should they purposefully throw balls onto the roofs and gutters.  Gramercy has had several gutters, leaders, lights and windows damaged because of no supervision. If your child is found causing such damage, a Police report will be filed and you could be fined. Please help your children learn not to litter and to pick up juice boxes, candy wrappers and papers they discard.  Damage and litter cost every owner at Gramercy. Remember, Middlesex has a noise curfew, so please make sure your children are not playing outside before 9AM or after the lights come on in the center court. Please help keep our children safe at all times. 

If your kitchen and/or bathroom faucets are leaking, please repair them.  If you have a shower that constantly drips or a toilet that runs after flushing, you are wasting water which contributes the water bill your HOA fees cover.  If you are experiencing one or more of these water leaks, please notify Midlantic Property Management immediately so the leak is repaired and the water bill is not increased.

No commercial vehicles can be parked on Gramercy property overnight or they will be towed at the owner’s expense.  Also, any disabled vehicle needs to be repaired and/or removed from the property. Due to insurance reasons, you are not permitted to repair your vehicle or any other vehicle on Gramercy property. 

Changes for Gramercy Gardens: 

1) A new fence will be installed between the old ACME property and Gramercy Gardens along the property line;

2) Please let us know if you would be interested in a bike rake where you can lock your bicycle safely.  Jot you name and phone number on the back of this letter and drop in the drop boxes;

3) GreenView will be planting new shrubs and flowers in the common areas where the old dead, overgrown and diseased bushes were removed. ONLY GreenView can plant in the common areas.  The Association does not allow vegetable and/or flower gardens to be grown on common property.  Common property includes the steps to your unit and any other space that is not within the walls of your unit.  If a garden is found, it will be removed by maintenance and you could be fined;

4) A new camera security system is being studied which will provide better protection of our property;    

5)  Please let us know if you would be interested in serving on the Governing Board, kindly submit a resume listing your qualifications and drop your resume in the drop boxes located at both the East and West Bldg. walk downs.

All questions regarding repairs/renovations to your unit, must be directed to MPM. According to the By-laws of the Association, you must first contact management notifying them and the Association of your intended renovation or repair.  You must schedule a maintenance inspection and complete paperwork which MPM will supply. This step will make your repairs/renovations process go smoothly.  Paperwork must be submitted to MPM and approved by the Board before any work can begin. Your contractors must be licensed and insured in the State of NJ to work at Gramercy. If your contractor abuses the rules and regulations that can jeopardize their privilege to work at Gramercy and you could be fined. All debris/bulk items must be removed from the property by either the contractor or homeowner. AJ Perry is one of several contractors who are not permitted to do any plumbing repairs at Gramercy Gardens due to multiple infractions. It is your responsibility to make sure your contractor is on the approved list which MPM maintains for our property.

If you are selling your unit, a Residential Resale Certificate is required by the Borough of Middlesex. MPM will not be prepare closing paperwork without this document

WATCH WHAT YOU FLUSH: DO NOT FLUSH wipes of any kind down the toilet. Several units have experienced smelly and expensive sewer backups because wipes were flushed. If you must use these wipes, please discard them in your wastebaskets. The plumbing at Gramercy is older and unable to handle items such as tampons and wipes. Do not dispose of paint, grout and cooking grease by pouring them down the drains at Gramercy Gardens. These items have blocked the pipes to multiple units and were costly for the unit owners. Think before you pour anything down Gramercy drains. 

Many residents have complained about the excessive cigarette and cigar butts that are carelessly discarded on our common property. Butts are found on the steps, in the bushes, on the sidewalks and in the parking lots. The butts are a health hazard for small children as well as residents with allergies.  Remember to discard your cigarette and cigar butts properly so you don’t start a fire and do not litter the complex. Please do not smoke at open windows and doors as many of our residents have allergies and other health concerns.

Upgrades have been completed at Gramercy Gardens:  

  1. New lighting to exterior of building and walk downs
  2. New cement pad for dumpsters at West Building so you no longer have to step in mud when depositing your trash
  3. A new garbage company is removing our trash.  PLEASE break down the cardboard boxes
  4. Parking lots and drive way at West Building were resurfaced in November 2024

These improvements help maintain your property value.
